The bungalows / resort
Woodland Lodge has been established on Koh Jum for more tham 20 years. The resort has a very good reputation
and has received good reviews in many Thai tour guides, including Lonely Planet (islands and beaches),
Footprint (islands and beaches) and Stefan Loose, it is also featured on You Tube.
Current business and potential for further development
The existing bungalows only occupy a small area of the site, there is still ample room for expansion including along the beachfront.
Bungalows
All the bungalows are set in well-established tropical gardens. Every family bungalow has a sea view, a
large balcony and a spacious bathroom. The family bungalows are built from reinforced concrete and all
withstood the force of the 2004 tsunami. The Thai traditional style bungalows have a hardwood frame with
bamboo walls and a thatched roof. They have hardwood floors and are raised on stilts. Beds can be twin or
double. All are large enough to add another single bed. All the traditional style bungalows are also fitted
with Western style bathrooms and toilets.
Facilities
The resort has a fully equipped kitchen designed to professional standards. Three new fridge freezers have
been installed along with various new electrical appliances including a microwave oven and toaster. The main
cooking facility is provided by three stainless steel double gas burners connected to gas cylinders. A
covered plant nursery with an automatic sprinkler system is sited at the rear of the property. This provides
ample space for propagating and growing on plants for maintaining the gardens.
Government surveyors have established the boundary with official numbered markers placed on the site and we
have installed perimeter fencing. Unlike most other resorts on the island we can guarantee that the resort
boundary has been legally verified.
Staff accommodation consists of four rooms, a large balcony and a central toilet block.
A high voltage power line to the resort connects to a 30kw transformer. In the event of power failure a
standby generator is available, housed in its own covered building.
The manager’s house with water tower is sited in the centre of the resort. The water tower contains a
back-up supply of 5,500 litres of water for use in the event of any failure of the mains supply. There are
four wells on the resort, two can be pumped directly into the storage tanks on the tower, using the
generator if power has also failed.
Electricity
A high power overhead electric cable has been installed for the owner by the government power department
to supply the resort. A 30kw transformer is installed on the property. A single underground armoured cable runs to each building.
All buildings have been recently rewired.
Water
A two inch water main, installed by the water department and paid for by the owner, runs parallel to the
access road. There are four wells on the property. In the event of failure of the mains water supply the
wells provide a valuable additional resource and can also be used for garden irrigation.
Waste
All toilets are connected by four inch underground pipes to a three-stage septic tank.
Access
The resort is accessible by road and sea. There is a daily ferry from Krabi to Lanta during the peak
holiday season and up to ten longtail ferries provide regular transport from Laem Kruat throughout the year.
There is also access by longtail boat directly to the beach in front of the resort.A new road was
constructed by the owner on public land and later turned over to the government. It runs for 700 metres from
the main road on the island to the resort.
Construction of resort buildings
There are nine traditional style buildings of hardwood, bamboo and thatch. All the other buildings on the
resort are constructed with reinforced concrete. All structures have been inspected recently and all
necessary repairs carried out, including renewing all fixings to roofs. Sale includes all fixture and
fittings.
